Over the last few months we’ve been consulting on plans for new homes on the paddock between Horns Lane and Linnet Close. It was allocated for housing in Wycombe District Council’s Local Plan which is the District’s, now Buckinghamshire Council’s, plan for future growth. 


The consultation resulted in some really useful feedback and we’d like to thank everyone who got involved. Key themes from the consultation was general support for the principle but concerns over density, traffic impact and whether there was a need for flats in this location. We’ve since reviewed all the feedback and are pleased to have been able to make some significant changes including:


  • Reducing the number of new homes from 62 to 47

  • Removing all of the flats and replacing them with housing

  • Adding a small play park (LAP) and adding a footpath through the open space

  • Moving the orientation of the houses to the north of the site to reduce overlooking

  • Increasing the level of parking, there will now be 105 spaces in total, including 11 visitor spaces

In addition, we’ve spoken to the Highway Authority about reducing the speed limit on Horns Lane and about the Cressex Road junction (both of which are outside of this application’s control). They have said they support reducing the speed limit on Horns Lane and are looking at the Cressex Road junction as part of the imminent and ongoing highway improvement plans.


Our vision remains the same, to create a great place to live with good open space and that respects the surrounding area. 


We are now preparing to an Outline application which we hope to submit in the next few weeks.

  • Policy compliant on affordable housing

  • Vehicle access from Horns Lane

  • Cycle and pedestrian access from The Paddocks, Horns Lane and the footpath linking Limmer Lane 

  • New and improved landscape buffering around the site

  • New footpath to Cressex Road

  • New informal recreational space 

  • Careful consideration of our existing neighbours.
